My independently initiated study contributed to Ry-Anne Lim’s feature on new-launch and resale homes, alongside other contributors’ evidence and perspectives. It was published online on 2 October 2026, promoted on the 3 October print front cover, and ran in Brunch pages 9–11.
The June study analyses 630,541 URA REALIS records and 166,970 completed same-unit pairs, including ECs, with a minimum hold of 1,095 days. Median gross nominal price-only CAGR was 2.7% for new-sale entry and 3.7% for resale entry. These are descriptive realised-exit comparisons before rent, financing, taxes and ownership or transaction costs.
Read the study and its separate EC-excluded sensitivity, or the story behind the research. This media feature is not a peer-reviewed publication or evidence of BT commissioning or NUS sponsorship.
