Reading Singapore's Housing Market with Data

Questions I use to connect a market explanation with observations that could support or challenge it.

A Starting Point

Housing-market explanations often reach broad audiences before there is enough evidence to assess them. I try to turn an explanation into a question that can be tested against observations.

Questions I Ask

  • What changed: policy, rates, supply, or buyer composition?
  • Which series should reflect that change first: transactions, time on market, or price dispersion?
  • What observations, over what period, would challenge the explanation?

Interpreting the Evidence

The aim is to distinguish a plausible account from one the data support. When evidence is incomplete or conflicting, that uncertainty belongs in the explanation.
